CMB is in Katunayake, not Colombo city
Bandaranaike International Airport uses the Colombo airport name and CMB code, but the terminal is beside Katunayake. Central Colombo is about 35 km south. Most drivers use the Colombo–Katunayake Expressway, then leave it for the final streets to your hotel.
That location explains why Negombo is only around twenty minutes away while Fort, Galle Face and Kollupitiya usually take 45–60 minutes. A map pin for the hotel is more useful than writing only ‘Colombo’ on a booking request.
